Massachusetts Roofing Requirements

If you’re looking to purchase a new roof in Massachusetts, it is important that you carefully consider the state and local laws related to roofing, as well as the different roofing materials available to you, before you hire a contractor or decide on a type of roof. In order to preserve safety, Massachusetts roofing is governed by a government entity entitled the Department of Public Safety.  It is the Department of Public Safety that mandates building and roofing codes.  Additionally, residents contact the Department of Public Safety should something go wrong with their roofs. Another state Department that you should be aware of is the State Board of Building Regulations, which offers contractors’ licenses.

Massachusetts Roofing Code Requirements

Like most states, the Massachusetts roofing codes are obtained from the International Code Council. Until the late 1990s, states used regional standardized codes. However, the International Code Council developed a standardized code for all states. However, Massachusetts is still in control of its own building codes, and the state may choose to overrule the ICC at any time. Massachusetts uses the eighth edition of the Code Council’s book. Some of the requirements in the ICC for roofs include the following:

  • Measurements: There are standard measurements that contractors must use when building residential roofs. For example, there are four options for rafter and beam spacing. Additionally, a rafter or beam must follow a standard measurement for thickness based on spacing.
  • Ventilation: Residential roofs that include attics are required to ventilate those attics. Specific measurements for ventilation openings are given. The ICC also requires that areas that are closed off to prevent moisture entrance be ventilated. Ventilation protects against conditions that are ripe for fire, and preventing fire is one of the most important aims of the ICC roofing standards. In some cases, however, the ICC does not require attic ventilation. The local authority — which is the Department of Public Safety Department in the case of Massachusetts roofing — must determine whether ventilation is needed.
  • Metal Roofs: The ICC has some specific rules for metal roofs, as well as roof construction. The code development body notes that metal roofs must be smooth and free of defect, as defects in metal roofs can lead to dangerous conditions. The ICC also sets dictates for other roofing materials, such as requiring roof decks to be protected against the weather.

Massachusetts (MA) Roofing Contractor Requirements

The Massachusetts government does more than simply require roofs to be constructed and fixed according to the standards found in the ICC. In addition, the department also regulates who can install roofs within the state. Individuals who work on already-constructed residential buildings that are occupied by their owners need to obtain a registration from the State Board of Building Regulations and Standards in Boston. To become licensed, contractors must pass a 50-question multiple choice test that covers issues like code, materials, fire protection, mechanical systems, and doors and windows. Massachusetts (MA) roofing requirements also state that the individual who wants to be contracted bring a copy of the state code to the testing center. The fee for a contractor’s license is $100, and many contractors are also required to make a contribution of between $100 and $500 to the MA Guaranty Fund.
